For tenants, we operate
simple, easy to follow procedures guiding clients through the process of
buying their home. For many tenants, however, these procedures are not so
straightforward.
There is a
legacy of non-standard
construction properties in
England and Wales, the purchase of which poses its own special difficulties.
Many were
built during the 20th century which are not considered adequate security as they
are categorised as "defective" under Section 528 of the Housing Act 1985.
Many were system built or “pre-fabs” constructed shortly after the end of the
Second World War to provide temporary housing for returning soldiers. These had
an intended lifespan of only 10 years but thousands still exist today.
We have extensive experience in dealing with the purchase of non-standard
construction homes, using specialised lenders and their subsequent re-mortgage
to mainstream lenders. Acting with specialised lenders we can
help provide mortgage funding to enable repairs to the property to be carried
out under an approved repair scheme to be acceptable to a building society or
bank proposing to grant a mortgage.
Once the repairs have been completed satisfactorily, the property can often be remortgaged with a high-street lender
