We have been at the forefront of many of
the developments in Home Information Packs, having worked closely on
their development with key providers. Our experience gives our clients
an assurance not only that we know our subject inside out, but also that
we're ahead of the game in streamlining our processes to give our
clients maximum advantage of the changes.
Ordering a HIP from bpl couldn't be
easier. You can contact us on 0845 345 3131 or, if you're an
introducer, you can order direct from our portal
www.lawxchange.co.uk.
What's in a HIP?
The Home Information Pack contains
important information that buyers and sellers need to know. Home
Information Packs including Energy Performance Certificates have been
implemented on a phased basis which started on 1 August 2007.
Properties marketed for sale from 14
December 2007 in England and Wales will need a Home Information Pack.
For sellers, the
Government says providing a Pack upfront should reduce the likelihood of
any nasty surprises in the selling process that could delay the sale, as
buyers will be able to make more informed decisions about purchasing
their home.
For buyers,
the Pack provides essential information about properties they are
considering buying, free of charge.
What does a HIP contain?
-
Compulsory documents
('Required') - for example, the evidence of title that proves it's
yours to sell.
-
Optional documents
('Authorised') - such as the Home Condition Report which gives
buyers a clear idea of what work, if any, needs to be done to the
property.
Compulsory items
The following compulsory documents
must be included in a HIP.
-
Indes
-
Energy Performance Certificate
-
Sale statement
-
Standard Searches
-
Evidence of title
-
Additional information if the
property is either
leasehold or commonhold
However, up until 1 June 2008 it is
possible to market a property without all of the compulsory documents.
Optional items
Some documents in the HIP are optional.
These include:
-
Home Condition Report
-
Legal Summary
-
Home use/contents form
-
Other documents
-
Additional information for
leasehold or commonhold
sales, where appropriate.
