Land and New Homes
Site
acquisition and ongoing sales-
Our
experience of development projects both large and small enables us to identify
and put in place appropriate and effective contractual and financial
structures. This can have ongoing benefits both for developer and buyer. We
are experienced in working within complicated land owning structures, including
land exchanges. Reflecting current concerns, many of our clients’ developments
provide housing solutions in challenging brownfield locations, leading to an
enhancement of the local environment as well as being ecologically sound.
We
foster working partnership with our clients with the emphasis on being
approachable to them and the third parties we and they work with: we pride
ourselves on providing pro-active advice and offering answers rather than
creating legal obstacles. We recognise the need for developers to work within
both time and financial constraints and help them, from the initial outline
planning stage to completion to ensure that these requirements are fully
addressed and met.
Acting for purchasers of plots
-
Our
dedicated new homes team offers a highly focused and specialist service to the
housebuilding industry and new home buyers.
Our
clients operate in a dynamic and demanding industry which has its own specific
needs. By combining our experience with efficient systems and making full use
of technology, our aim is to provide a first class service without reinventing
the wheel.
This
entails intensive pre-approval of a housebuilder's legal sales package with an
eye to its application to the whole of the development – all unit types, all
layout configurations and all ongoing communal maintenance/management company
features. This work is carried out at the earliest possible stage working
closely with the housebuilders’ own legal team without cost to anyone. We
regard this as an investment in our partnership with the housebuilder enabling
us to be strongly placed to represent buyers of individual homes on that site:-
We
understand the importance of communication with all parties and are extremely
pro-active in this area keeping clients and third parties up to date with
progress reports
We also
operate a Client Telecoms Support service which is open extended hours (8am –
8pm Weekdays and 9.30am – 4.30pm Saturdays).
Our
final strength is no less appealing – our ability to work with third-parties to
implement and develop class-leading products – including with NLIS provider
Searchflow which will significantly speed-up searches on new development
properties and take full advantage of the benefits of electronic conveyancing.
What happens if problems occur? We
have recently expanded our services to include property and construction
dispute resolution including litigation. Our extensive expertise covers
resolving complex title and other site issues, resolving construction,
planning and environmental issues and providing support with building
contracts including disputes with contractors and professional
advisors.
